Having learned that almost half of the plots without a contract in the cottage and summer cottage settlements of the Moscow Region are now being sold in its western sector, I immediately set off on the road. After visiting the south, east and north of the Moscow region, I really wanted to know what kind of honey is smeared in the west? Why is the local land better than others? The village for the visit was chosen for a long time. Indeed, there are many of them in the west - hundreds and for every taste. If you want, with a finished stone house on a plot of 10 acres with all communications for 39,000,000 rubles, if you want, 5 acres of a field with daisies without any communications at all for 300,000 rubles.

With the composition of the earth in the western suburbs, everything, like in others, is loam with a high content of iron. Water? The water here is pretty clean. And the air, by the way, is also mostly free of harmful impurities. The reason for this is the almost complete absence of large-scale industries in these parts. That's how it happened historically. Why? I explain. All the wars that Russia has experienced over the past 200 years have come from the west. And their main blow was directed at Moscow. And therefore, taught by the bitter experience of several generations, the inhabitants of the Moscow province, and then the Moscow region, tried to locate their large production facilities to the east, south and north of the Capital. From sin, as they say, away.

What about in the west? There, as usual, forests and rivers, as an additional obstacle to the advance of the enemy. The western sector has been agricultural for 200 years, well, or a sanatorium in extreme cases. But the last 15 years, what can be Agriculture in non-chernozem? You know, none. That is, if any herbicides or something like that ever got into the western lands, then over the past fifteen years they have long since dissolved, washed out and decomposed into harmless molecules.

About the surprisingly clean environment in the sector between Kubinka and Solnechnogorsk, the local managers have already buzzed my ears. True, as a skeptical person, especially with regard to intrusive advertising, I try not to believe anyone's word. But in this case, you have to admit that they are right, although not 100%. Because here too there are trouble spots. Take, for example, the story of the Volokolamsk dump. In general, yes, the average cleanliness in the west of the Moscow region is higher than in other sectors.

In order to close the question, I propose to look at a fairly recent environmental map that I downloaded from the network (https://www.parthenon-house.ru/content/articles/index.php?article=5294&mobile=Y).

Looking at it with an inquisitive and open-minded look, you will notice that both dirty and clean territories can be found anywhere, there would be a desire. But I had it, and I found, to the north of Istra, in the area of ​​​​the village of Ognikovo, Ermolinsky rural settlement of the Istrinsky district of the Moscow region, land not spoiled by pollution. There was a lot of such land there, enough for a dozen or one and a half villages of the most diverse classification. But I settled on one, with the name corresponding to the place. So, I represent the holiday village "Ognikovo Park".

Naturally, the DP got its name from the name of the nearby settlement Ognikovo. This place, as it turned out, has a rich history stretching back as far as the 17th century, when the village itself was a village and was referred to in the chronicles as “the village of Vognenikovo, Vognikovo also, and there is a church place in it.”

Let's quickly run through this story. WITH early XVIII century Vognikovo was in the control of the Naryshkin family. It was at that time that the stone Intercession Church and the manor's estate were built here. Then both the estate and the forests and fields surrounding the village passed to the Chaplins, then to the Potemkins, and so on and so forth. The last owners of the estate, before its nationalization in 1917, were, it seems, the Lobanov-Rostovsky family. IN Soviet times for clean air and a beautiful view, the estate was transformed into a boarding house for the rest of workers, which existed here until 1996. Now, on the territory of the former estate (and then a boarding house), enterprising people arranged the Ognikovo-Pokrovskoye park-hotel, designed to receive 450 visitors at a time. A hotel with saunas, gyms, two swimming pools and billiards. The administration of the institution attracts tourists with crystal clear lakes, a ski base and a cozy restaurant. It beckons, by the way, everyone who wants it, and not just those who have purchased the corresponding ticket at the tour bureau. This means that landowners living in the area can also use all the benefits of the park hotel, naturally, not for free. But the main thing is that they have such an opportunity.

Now let's naturally move on from history to the assessment of the external infrastructure of the Ognikovo Park SE. To the boarding house operating nearby, we add grocery stores in Dukhanino, Kurtasovo and Ognikovo. We also enroll medical institutions, schools and kindergartens in Zelenograd, located 12 kilometers from the village of Istra, or 23 kilometers away from Zelenograd. It seems far enough to take children there? Well, then this option: 5 minutes from the village of "Ognikovo Park" there is a private boarding school "Master Class" and a kindergarten "La Maison" (La Maison). Summing up, we come to the conclusion that the SE "Ognikovo Park" has a developed external infrastructure.

And what about internal resources? The dacha village is over five years old. During its existence, he, as a zealous owner, was able to acquire a complete package of communications: an electrical network (10 kW per site), a gas main, year-round water supply and sewerage. The roads of the village are covered with concrete slabs, a perimeter fence has been installed, an entrance group with a checkpoint and an automatic barrier has been built, a playground and street lighting are in operation at night.

The territory of the village was originally divided into 184 plots ranging from 7 to 28 acres. Then some large areas were divided. As a result, we can say that Ognikovo Park has about 200 allotments, of which about 60% have been sold by now. The land is offered with communications along the borders, without a mandatory contract for the construction of a house. The cost of communications is included in the price of the land.

The developer of the village is the well-known company "M9" in the western sector of the Moscow region.

The Internet page of the village on the website of the M9 company is tiny, but it informs about the village no worse than any other full-fledged site. From there, I learned that the village is surrounded by protected forests, which are home to moose, hares and foxes. That the DP is “ideal for family leisure, because in summer and autumn these forests are full of berries and mushrooms, and in winter they are expanses for skiing. Although, of course, this was not without excessive hyperbole. It is said, for example, that the surrounding forest acts as an excellent sound insulator that protects Ognikovo Park from the noise of the nearby Novorizhskoye Highway. But in my opinion, even an open field would protect from the noise of the highway passing 17 km to the south. At the end of the descriptive part, the site reports that there is a large flowing pond near the village, and part of it coastline turned into a sandy beach. And three km from the village is the shore of the Istra reservoir, closed for traffic, which can be reached through the forest or with a special pass, through the dam. I would just like to know if the developer company will be able to contribute in obtaining this pass?

The telephone connection with the dispatcher of the M9 company, as usual, worked well. They answered right away, and when they found out which particular village I was interested in, they immediately contacted its manager. We didn’t talk to the girl for long, quickly agreeing to meet at the entrance to the village in a day.

On the road I moved on a cloudy working day. I bumped a little on the ring road, but, having reached New Riga, I rushed to the region without any delay. On the way there were no incidents. Where the navigator prompted, turned right or left. The road was smooth everywhere, without flaws. It took me an hour to overcome 54 kilometers from the Moscow Ring Road to the checkpoint of the village. Not for long. This hour to the roundabout is quite within the acceptable standard of daily travel for many workers in the capital.

During the trip confused only one thing. The area in the vicinity of Dukhanino and Ognikovo turned out, in my opinion, to be overpopulated.

It was one thing to count the number of settlements on the map, quite another to see them with your own eyes. They walked one after another, fence to fence, along the right and left sides of the roadside. Standing near the road and carried far into the field. A whole city of cottages and cottages. It is now, in the spring, to drive here or leave here is not difficult. What will happen here in the summer? We can only rely on public transport. Yes, but I did not notice a dedicated lane for a regular bus connecting Ognikovo with Istra.

The manager was waiting for me at the entrance to the village. I got into her car, and we went to choose a plot for me to buy.

Immediately behind the barrier, a children's playground was found, well equipped and spacious.

DP "Ognikovo Park" is already fairly built up. Judging by the already erected houses, the people settled here are quite wealthy. Which, in general, is not surprising when the minimum plot costs more than a million rubles.

It became interesting how much people pay for the maintenance of the village? For security, garbage disposal and cleaning roads from snow. It turned out to be quite acceptable money - 3,000 rubles each. per site per month.

The entire architectural style of the DP "Ognikovo Park" is limited to SNIPs. The fence is not higher than 2.5 meters, the ridge of the house is not higher than 6. The distance from the edge of the site, the distance from the neighboring building must also be maintained. Therefore, without violating the laws adopted in the country, everyone is building here "who is in what much." It turns out slick. But no negative emotions does not call. Now, during the melting snow, most of the construction work in the village has stopped. But the land will dry up and the people will continue to improve.

Despite the rather dense buildings, it is not crowded here. Like it or not, the size of the plots, the vast majority of which are more than 10 acres, makes itself felt.

The remaining free areas are not miserable remnants from the master's table. There is also in the center of the village, there is also near the forest. In any case, the ones that the manager recommended to me seemed quite worthy.

The village has several neighbors, the same villages with solid houses and a calm, well-established life. For me, there is nothing so special about them that is better than the same class of villages that I visited in other parts of the Moscow region. Moreover, I met more beautiful settlements, and for much less money. But what is my opinion against the general trend of Muscovites for a healthy lifestyle?

Already when he returned home after the meeting, he remembered how almost 20 years ago he talked with a native Muscovite, who was born in 1895. He was drafted into the army back in 1914, and he rattled the entire First World War as a dragoon on the Galician front. He was wounded several times, barely survived. The man was friends with Mayakovsky, drank with Yesenin, and then did not leave the noisy and dusty Capital even for evacuation. But he was able to live a long and happy life.

It's me that too great importance people give some special ecology, they are ready to pay a lot of money to become a part of it, even if not for the whole year. And it seems that our life prolongs something else.

Just 3 kilometers from the Istra reservoir and 40 km from the Moscow Ring Road, there is a wonderful cottage village Ognikovo-1.
