Darino-Uspenskoye is located on Rublevo-Uspenskoye Highway, 27 km from the Moscow Ring Road, in the Odintsovo district. This is a premium class village where all houses are rented out.

Location and transport accessibility

It is easy to get to the village - you need to turn on the Rublevo-Uspenskoe highway to the First Uspenskoe highway, drive another 3 km to the sign and turn. There will be a small section of the path along a picturesque forest road.

It is also possible to get on the new toll road through the Lapinsky check-in. Public transport stop - in the neighboring settlement of Darino is located about 500 m from the checkpoint.

The places here are very beautiful - the village is surrounded by meadows, forest lands, and a marvelous panorama of the temple in Darino.

There is silence in the village, broken only by the singing of birds. Part of Darino-Uspensky is “immersed” in the forest, and a stream flows along the perimeter of the territory, flowing into a beautiful pond in the neighboring Nikolino.

The total territory of the CP is 55 hectares. There are 3 zones here. In the forest, according to a representative of Darino-Uspensky, there are a lot of mushrooms, berries and nuts. A lot of squirrels jump through the trees, which are fed, like birds. We have already seen black grouse and peregrine falcons in the CP.

Part of the forest area (unlike the rest) is leased. A group of private individuals - developers of the village - cleared forest plantations from debris and laid a "loopback" asphalt route.





There are 23 houses in the village. Most of them are "paired" structures and are united by a common carport (for each owner there are 2 parking spaces). The exception is two large-area houses being completed and one standard house of an atypical layout.

Each pair of houses is at a considerable distance from the other. It is difficult to talk about the exact dimensions of the adjacent plots, because there are no fences here. In the "boulevard" zone, their function is performed by low shrubs and fir trees, in the forest zone the division is even more conditional. However, there are no problems with "demarcation".

In the future, the far outskirts of the recreational area may be built up with houses on the same project, but already for sale. But construction will begin no earlier than in 3 years and will depend on the economic situation.

A ski track is laid across the entire territory in winter, and they want to partially equip the forest road for ice skating.

The village has security, video surveillance is installed and regular patrols are carried out. Children move around freely and leave their scooters and bikes anywhere. Parents can ask security to tell you where their children are based.

At home

All buildings are built according to eco-standards, designed by the architectural bureau of Roman Leonidov, manufactured in Latvia and assembled on site by Latvian craftsmen. The rectangular facade is combined with sloping roofs.

The houses, located in the forest, are entirely timber-framed and designed in delicate gray tones. In those located on the boulevard, wood is used, sheathed with chocolate-colored decorative tiles. All buildings use wooden floors. The roofs are covered with German Braas tiles.

The standard area of ​​settlement buildings is 200 sq. m, large houses being completed, which will be put into operation in early October - 500 sq. m. Houses of the first type - two-story, the second - three-story. The first floors are low.

Mandatory elements of all houses are long and wide balconies stretching along the entire facade of the building and equipped with a canopy on top and a covered veranda on the ground floor.








Common interior details are marmoleum (natural linoleum) on the first floor and short-pile Dutch carpet covering the floor on the second. Another common point is white designer lamps in the form of openwork balls.

The difference is that in the houses on the boulevard, the wooden walls are lined with drywall and painted white, which contrasts with the dark doors, baseboards and other details. In the "forest" dwellings, light wood paneling is used for walls and doors.

The 200-meter houses are wooden, and the 500-meter houses have reinforced concrete stairs.

Each building has 3 entrances - in addition to the main one and from the open terrace, this is a door from the side of the car shed leading to the utility room with the boiler room.

In each pair of standard houses, a “one” (left side) and a “two” are distinguished. They have mirror layouts, but with one difference - the "ones" have additional side windows in the end part, while the "twos" do not. This is done with the aim that the windows do not go out on top of each other. There is more light in the left houses. But there are no problems with it in any case: there are windows on the landing, and in the halls on the second floors, and even in the bathrooms. There are also children's rooms with "double" windows.

On the ground floor of standard houses there is a spacious kitchen-studio with panoramic windows and access to the terrace. Its filling is standard - a German kitchen set in a steel scale, a built-in refrigerator, a dishwasher, a stove. Forest houses use induction stoves, while boulevard houses use gas stoves. On the ground floor there is also a boiler room with a washing machine and a dryer. In addition, downstairs there is a bathroom with a shower, a spacious entrance hall and a bedroom. All bedrooms have niches for built-in wardrobes.

Layouts of the second floors in the boulevard zone can have 2 options: either 2 bedrooms with their own bathrooms and one guest room, or one bedroom with their own bathroom and a bathroom for the other 2 bedrooms.

Of all the bathrooms in the house, there is always one, equipped not only with a shower, but also with a bathtub.

500-meter houses have their own layout features. The balconies here are even wider than in the 200-meter ones.

On the first floor there are already 2 bedrooms, and a room for servants or guards, 2 bathrooms and a dressing room. In buildings of this type, the kitchen and living room are separate areas separated by a doorway. Living rooms will be equipped with a fireplace.

On the second floor there is an office, 3 bathrooms and 3 bedrooms - one of them is supposed to be a nursery. This is a very large room, with a 17-meter dressing room and a bathroom with bath and shower. The room is two-level - at the top there are mezzanines, where a staircase will be connected. The upper room is quite functional - you can put a desk and other pieces of furniture there. On the third floor there is a small kitchenette, from where it leads to a huge veranda with gorgeous views from it.

Such a neighborhood of premises is not accidental - after all, you can have picnics on the veranda, and the kitchen is not out of place nearby.











Engineering systems

All houses have gas heating, the intensity of which can be regulated. There are high-speed Internet, television, telephony.

Water supply is carried out from two individual wells, on which there is an iron removal system. Ventilation is natural.

“The point is in the peculiarities of the location of the houses,” says the director of the Darino-Uspenskoye village, Mikhail Shinkov. - The large windows of the houses on the boulevard face the north side, while the balconies and terraces equipped with canopies "look" to the south. Therefore, the temperature in the houses is comfortable, and rarely does anyone have a desire to install split systems.”

On the ground floor there is an alarm system with sensors distributed throughout the house. Heating of the entire circuit is carried out by means of a warm water floor, powered by a gas boiler. The temperature in the dwelling is regulated by sensors in the rooms and additionally on the boiler. If it is necessary to change the temperature in the house during the absence of residents, the technician can go to the boiler room on request and perform this task (entrances to other rooms are closed in this case). In houses and good sound insulation - underfloor heating plays a role.

Price

Renting a house on the boulevard will cost 200 thousand rubles, and in the forest - 220 thousand rubles. per month. The fact is that forest holdings are more popular with tenants. Previously, these amounts amounted to 240-260 thousand rubles. accordingly, but since the rental market "dipped", it was decided to reduce the price. The cost of renting a 500-meter house is 450 thousand rubles. per month.

The price includes, along with the rent itself, lawn care and landscaping services, snow removal, territory cleaning, garbage disposal, maintenance (there are always electricians, technicians and plumbers on duty). House cleaning is not offered, but trusted people from the area can recommend.

As a result, only a communal apartment remains, which is about 1000 rubles here. per month - only electricity and gas are paid.

Infrastructure

There is no internal infrastructure, in addition to equipped recreation areas and sports playgrounds, and is not expected. This is due to the fact that the village does not want to attract visitors from outside.
